摘 要：为了解决市场比较法中可比实例获取困难的问题，本文研究了比较实例的生成方法，使用比较实例替代可比实例进行存量房评估。通过网络采集得到存量房挂牌数据，对挂牌数据进行预处理，并通过简单线性回归分析建立了挂牌价格和交易价格之间的转换关系，根据挂牌价格可得到交易价格预测值，将得到交易价格预测值后的挂牌数据作为比较实例用于存量房评估。

Discussion on the Method of Generating Comparable Example ofStock House Evaluation Based on Information Technology

Abstract：In order to solve the problem of difficult acquisition of comparable examples in the market comparison method，this paper studies the generation method of comparative examples，and uses comparative examples instead of comparable examples tocarry out inventory evaluation. Data collected through the network to get housing stock，the listed data preprocessing，and through thesimple linear regression analysis is established for the transformation of the relationship between price and transaction price，accordingto the listed price market price prediction can be obtained，will be listed after the market price forecast data for comparison instance forstock assessment.
